Over time, concrete cracks form alongside ground movement. Ground movement occurs when the temperatures shift drastically (basically in every spring and fall) or when seismic activity happens. Many cracks appear for absolutely harmless reasons. Repairing cosmetic cracks can occasionally extend the life of the structure as well.
It’s up to you - the homeowner - to decide when you get cracks fixed for cosmetic purposes. These cracks rarely become a structural problem or cause leaks. Examples of cosmetic cracks include:
- Basement floor cracks that don’t leak
- Cracks in outdoor concrete patios and staircases
- Small, hairline cracks that don’t increase in size over time
These cracks don’t necessarily need to be repaired. However, a professional team can still fix them so the concrete once again looks new and fresh. Common types of concrete cracks that can be repaired for cosmetic reasons include:
- Chunks of concrete falling off the corner of porches, staircases or stoops
- Non-structural cracks in the concrete
- Small pinhole-like holes or places where the surface of the concrete has pitted, (AKA spalling)
First, the degraded concrete is removed. This is the same concept dentists utilize when they drill out decay from a tooth cavity before it's filled. Then, the concrete is patched.
Sometimes, if the degraded concrete is deep within the structure, forms have to be built and put in place. This is done so that the patching material can be placed in layers and is supported as it cures.
After the patching material cures, an optional waterproof architectural coating can be applied over the whole section of concrete containing the repair. This helps the crack keep a uniform appearance.
